Average Rent in European Cities in 2026: Official Figures

Most rent figures quoted for European cities come from listing sites. This page uses the national statistics office, or another public body, for the seven cities where we found one publishing a rent level, and says what each figure measures. Listing and agency data follow at the end, labelled as such.

The figures are not directly comparable with each other. Some are medians and some averages; some cover all rental flats and some only new leases; some are per square metre. Currencies are as published.

Nordic capitals

Stockholm: Statistics Sweden, 2026

Rent levels in rental flats (hyresrätter) in Stockholm municipality, by number of rooms as Statistics Sweden reports them:

The rents include heating and water, and exclude household electricity and paid parking. The survey is a sample of about 16,000 dwellings across Sweden. For the practical side, see renting in Stockholm.

Oslo and Bærum: Statistics Norway, 2025

Statistics Norway's rental market survey reports Oslo and Bærum together:

Rooms are bedrooms and living rooms, excluding kitchens, bathrooms and storage rooms. Statistics Norway makes no adjustment for rents that include electricity or heating. See finding an apartment in Norway.

Helsinki: Statistics Finland, July to September 2026

Total monthly rents for non-subsidised rental dwellings in Helsinki:

The kitchen is not counted as a room. The rents include water and heating charges paid separately, but not electricity, telephone, sauna or laundry charges. See renting in Helsinki.

Copenhagen: non-profit housing only

We found no official figure for private-market rents in Copenhagen. Landsbyggefonden, the national fund for non-profit housing, publishes rents for almene boliger. The median monthly rent of a non-profit family dwelling in Copenhagen municipality in 2026, by size:

Elsewhere in Europe

Berlin: Berlin rent index 2026

The Berlin rent index (Mietspiegel) 2026, from a survey of rents as at 1 September 2025, gives a median net cold rent of €7.71 per m² a month. For leases signed in the six years before that date, the figure is €9.67 per m². Net cold rent is the rent without heating, hot water and the other running costs.

Lisbon: Statistics Portugal, April to June 2026

Statistics Portugal reports the median rent of new lease agreements in Lisbon municipality at €17.79 per m², against €10.17 per m² for Portugal as a whole, from 35,407 new leases nationwide.

Barcelona: Catalan government, January to March 2026

The Catalan government's housing statistics, from rental deposits lodged with INCASÒL, give an average contractual rent in Barcelona of €1,137 a month for January to March 2026, across all the contracts lodged.

Listing and agency data (not official)

Amsterdam: Pararius, July to September 2026

Pararius, a rental listing site, reports from its own and Huurwoningen.nl's listings that new tenants in Amsterdam's free (unregulated) sector paid an average of €28.56 per m², making it the most expensive city in its report. Across the Netherlands, new free-sector tenants paid an average of €1,914 a month.

Furnished rooms and studios in 25 cities: HousingAnywhere, April to June 2026

HousingAnywhere, a rental platform, publishes median rents for furnished rooms and studios listed on it, from 35,399 listings in 25 cities in 11 countries, counted across April to June of both 2025 and 2026. These are listings on one platform, not official statistics.
